December’s finalized data reported the typical value of a home in the city to be $1,065,000—down 21.11% over the previous 12 months. For comparison, county-level data pegged home values at $829,000 in Monterey County for the most recent reporting period. That number is expected to float around $801,000 in January.
Pacific Grove had 8 new listings and 9 listings that went under contract in December, decreasing the area’s total available inventory to 27—down 15.63% from the previous month. Inventory is projected to have further decreased in January.
Of those 27 active listings, 14.81% reduced their price in the month of December. The median listing price for homes in Pacific Grove grew 25.74% from November to December, bringing the current median listing price to $1,507,000. Based on projected data for January, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In December 2025, the median time for a listed property to go pending was 28 days, compared to -11 days in December 2024.
