At the same time, the median list price has eased to $1,349,500, down more than 14 percent from the prior month, while roughly 23.8 percent of sellers have reduced their asking price.
Despite these price shifts, conditions still tilt toward sellers, with just 1.2 months of supply and about one-third of recent sales closing above list price at an average sale-to-list ratio of roughly 1.01. Looking ahead to April 2026, projections call for inventory to edge up to 23 homes while the typical home value is expected to reach about $1,752,500, even as the projected median list price trends lower to $1,238,000.
