Inventory in Scotts Valley has expanded in this rolling three-month view, with active listings up strongly year over year and now at 75 homes. New listings have also increased compared with a year ago, and pending sales are up by more than a third, pointing to solid buyer demand. Even with higher inventory, months of supply has dropped to 2.3, reinforcing its current seller’s market label.
Contract activity has accelerated compared with last year, with homes sold rising more than 25 percent and pending deals climbing even faster. Buyers are moving relatively quickly, as half of homes are off the market within about two weeks and the median time to sell has shortened drastically over the past year.
Pricing is responding to this faster pace, with the typical home value up about 8 percent year over year to roughly $1.35 million, even as the median list price is slightly lower than a year ago. Sellers are still achieving strong results, with an average sale-to-list ratio just above 100 percent and more than a third of homes closing above the asking price.
