San Diego County is seeing steady movement in both listings and closings. Active listings in June reached 8,978, slightly higher than a month earlier but down a bit from last year, while new listings dipped month over month yet remain higher year over year. Homes sold climbed more than 8 percent from May and are up strongly compared with a year ago, signaling solid buyer demand.
Contract activity shows a busy but slightly rebalancing market. Pending sales pulled back modestly from May even as closed sales rose, suggesting some earlier contracts are finally getting to the finish line. Homes are spending a median of 27 days on the market, longer than in May but far quicker than a year ago, and about one in three go off the market within two weeks. With just 2.5 months of supply compared with 3.2 months statewide, San Diego County is tighter than the broader California market and continues to lean toward sellers.
Pricing is responding to that firm demand. The typical home value is just over $950,000, up nearly 3 percent from last month and almost 4 percent year over year, while the median list price has also edged higher. Around 36 percent of recent sales closed above the asking price, and the average sale-to-list ratio is very close to 100 percent, pointing to limited discounting.
