Inventory in San Diego County has tightened modestly, with active listings down slightly from last month and about 6 percent lower than a year ago. New listings have dipped month over month, and pending sales have fallen more than 11 percent, pointing to a cooler pace of deals. Homes sold also declined from July, yet properties are still moving faster than last year as typical days on market have dropped to the high 20s.
Pricing has held firm despite the slower contract flow. The typical home value is up nearly 6 percent compared with last year, even as the median list price has edged down a bit both month over month and year over year. About one-third of sales are still closing above list, a higher share than last year, and the average sale-to-list ratio remains just under full asking price.
Conditions lean toward sellers, with about three months of supply locally versus roughly three and a third months across California and a higher typical sale price than the state overall. At the same time, longer marketing times than earlier in the spring and softer contract activity can give buyers a bit more room to negotiate.
