The typical home value in Butler Beach is projected to be $188,500 for the month of December. November’s finalized data reported the typical value of a home in the city to be $344,000—down 40.17% over the previous 12 months. For comparison, county-level data pegged home values at $465,000 in St. Johns County for the most recent reporting period. That number is expected to float around $457,500 in December.
Butler Beach had 19 new listings and 16 listings that went under contract in November, decreasing the area’s total available inventory to 116—down 4.92% from the previous month. Inventory is projected to have further decreased in December.
Of those 116 active listings, 24.14% reduced their price in the month of November. The median listing price for homes in Butler Beach grew 9.01% from October to November, bringing the current median listing price to $599,000. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 107 days, compared to 117 days in November 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this December.
