Year-over-year, Columbia County’s typical home value has fallen notably, down nearly 18 percent, while the statewide median in Florida has inched up about 2 percent. In contrast, the median list price here is up around 6 percent from last year, signaling that sellers are still aiming higher even as closed sale prices soften.
In the latest May 2026 snapshot, activity has slowed sharply, with homes sold dropping more than 70 percent from a year ago and pending sales down about a third. However, median days on market have shortened dramatically compared with last year, and the share of homes selling above list has more than doubled since April, suggesting motivated buyers are still stepping in for well-priced properties.
