October’s finalized data reported the typical value of a home in the neighborhood to be $557,480—down 19.38% over the previous 12 months. For comparison, city-level data pegged home values at $466,000 in New Smyrna Beach for the most recent reporting period. That number is expected to float around $509,750 in November.
Coronado Island had 24 new listings and 10 listings that went under contract in October, increasing the area’s total available inventory to 30—up 3.45% from the previous month. Inventory is projected to have further increased in November.
The median listing price for homes in Coronado Island grew 0.46% from September to October, bringing the current median listing price to $662,000. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
