Inventory in Sumter County has edged higher, with active listings up slightly from last month and modestly above last year, while months of supply has nearly doubled year over year to 4.6. At the same time, contract activity is mixed, as homes sold are down more than 14 percent from a year ago even though pending sales and new listings have both risen compared with last year.
Pricing is adjusting to this shift, with the typical home value down a few percent year over year even as the median list price is up double digits. Sellers are also seeing fewer bidding wars, as the share of homes selling above list has declined and the average sale-to-list ratio is hovering just above 97 percent.
