Year-over-year, Cumming’s rolling three-month typical home value has moved lower, down about 16 percent, even as values still sit around the mid-$500,000s. Over the same period, median list prices dipped only slightly, falling just over 1 percent, suggesting sellers have eased but not dramatically cut asking prices.

Looking more closely at this recent three-month window, inventory has expanded, with active listings up nearly 10 percent from a year ago and sitting at 161 homes.
