Inventory in Hilo has expanded in this rolling three-month view, with active listings up more than 16% year over year and sitting at 190 homes. New listings and pending sales have also risen compared with last year, indicating more owners are testing the market while buyers are still writing offers. With 5.8 months of supply, available inventory is markedly higher than a year ago, yet conditions still lean toward sellers based on the market gauge.

Contract activity has picked up, as homes sold increased about 6% year over year while pending sales posted an even stronger gain of just over 8%. At the same time, buyers are taking longer to commit, with the median days on market stretching to 144 days and climbing sharply compared with a year earlier.

Pricing is adjusting to this balance of more choices and steady demand. The typical home value is essentially flat year over year, while the median list price has climbed about 15%, showing that sellers are initially listing higher even as final sale prices level off. Fewer properties are commanding aggressive premiums, with the share sold above list down to about 11% and the average sale-to-list ratio dipping to roughly 96%.
