Kailua currently leans toward sellers, with the local gauge indicating a seller’s market. Months of supply has climbed to 5.6 in the latest rolling three-month period, almost double year over year, which points to more choices for buyers than before. At the same time, the typical home value is up about 5 percent from a year earlier, showing that prices are still inching higher despite the added inventory.

Over the past year, inventory and demand have shifted in different directions. Active listings are roughly flat compared with a year ago, yet homes sold are down by more than 11 percent and pending sales are off nearly 15 percent, signaling softer buyer activity. Homes are also taking much longer to sell, with median days on market jumping to around 80 days, a dramatic increase from last year’s pace and a sign that buyers can take more time to make decisions.

Pricing dynamics reflect this cooler demand but still favor sellers overall. Only about 19 percent of recent sales closed above the list price, down notably from last year, and the average sale-to-list ratio has edged below 100 percent, indicating more modest bidding. Even so, a typical home still commands a high price point, supported by steady long-term values.
