May’s finalized data reported the typical value of a home in the city to be $1,129,000—up 13.75% over the previous 12 months. For comparison, county-level data pegged home values at $1,099,000 in Maui County for the most recent reporting period. That number is expected to float around $1,039,880 in June.
Kahului had 22 new listings and 8 listings that went under contract in May, increasing the area’s total available inventory to 66—up 15.79% from the previous month. Inventory is projected to have further increased in June.
Of those 66 active listings, 21.21% reduced their price in the month of May. The median listing price for homes in Kahului grew 288.66% from April to May, bringing the current median listing price to $1,321,460. Based on projected data for June, listing prices may continue to grow.
