Home values in Downtown Honolulu are edging down slightly, even as they stay relatively steady overall. The typical home value sits around $369,000 in March 2026, down about 2.9% from the prior month, with list prices following a similar path to roughly $380,000 and projected to ease closer to $375,500 next month.
Listing and contract activity reflects this softer pricing backdrop. Inventory has fallen to about 95 homes, almost 6% lower than a month ago and down more than 30% from last year. New listings are also shrinking, off roughly 26% year over year with 64 homes coming to market. Even with fewer options, buyers are still active, with 61 pending sales and a 5.2% gain in contracts compared with last year.
Homes are taking longer to sell, spending a typical 111 days on the market, which is up both month over month and year over year. Most properties are selling close to list price, with an average sale-to-list ratio near 0.97 and about 15% of sales closing above asking. Compared with the broader Honolulu city area, Downtown offers a lower typical home value than the citywide figure of about $605,000.
