Inventory in Waikīkī has expanded in this rolling three-month view, with active listings up slightly year over year while Honolulu overall has seen a small decline. New listings are nearly flat compared with a year ago, yet the number of homes sold is down more than 20 percent and pending sales are also lower. With fewer closings against a larger active base, months of supply has surged compared with last year, and sits well above the broader city.
Prices have been moving upward even as sales volume has cooled. The typical home value is up more than 14 percent year over year, and the median list price has climbed at a similar pace, outpacing the price appreciation seen across Honolulu. Despite that slowdown, Waikīkī is still classified as a seller’s market, though conditions feel less intense than in prior years.
