Inventory in Waikīkī has expanded over the past year, with active listings up more than 10 percent in this rolling three-month view. Months of supply has climbed sharply to nearly 12 months, far above Honolulu’s roughly 8 months. Contract activity is cooler, as homes sold are down more than 14 percent year over year and pending sales have fallen almost 18 percent.
Pricing is holding firmer than the slower pace of sales might suggest. The typical home value is still up around 8 percent from a year ago, while median list prices have edged a bit higher as well. At the same time, the average sale-to-list ratio has slipped slightly below 96 percent, and only about 6 to 7 percent of homes are closing above asking, much lower than in prior years.
Homes are taking longer to move than in the past couple of years, though marketing times are improving compared with last year. The median days on market now sits just over 100 days, down about 16 percent year over year, which fits with Waikīkī’s neutral market reading where neither side has a clear advantage. “Our Association decided to sell our vacant 28,187 foot beach front property in Waialua, Oahu. Over the years we met with a few realtors but nothing materialized.
