Lower Manoa home prices have been moving around, with the typical home value at about $412,500 in February 2026, down sharply from last year but up more than 21 percent from just a month earlier. Compared with Honolulu overall, where typical values sit near $560,000, this neighborhood is currently priced lower while still showing noticeable month-to-month momentum. Looking ahead to March, typical values are projected around $448,750, suggesting recent gains may continue in the short term.
Listing activity helps explain some of this movement. There were 19 homes on the market in February, down almost 10 percent from the prior month but still up nearly 12 percent from a year earlier. New listings dipped to 14, which is about 18 percent fewer than last year, while pending sales jumped roughly 86 percent to 13.
Homes in Lower Manoa spent a median of 60 days on the market in February, unchanged from a year ago and slightly longer than the previous month. Only about 10 percent of recent sales closed above the asking price, and the average sale-to-list ratio was about 0.98, indicating buyers still have some room to negotiate.
