Hamilton’s rolling three-month housing snapshot shows more homes coming to market and more activity around contracts. Active listings are up sharply year over year, and new listings have climbed by roughly a third. Pending sales have also risen compared with a year ago, indicating that buyers are responding to the additional options.

The typical home value over the latest three-month period is down modestly year over year, and the median list price has fallen more sharply, suggesting sellers are pricing more cautiously to meet buyers where they are. Even so, homes are still selling for a bit over asking on average, with an average sale-to-list ratio above 102 percent and roughly 43 percent of sales closing above list price.
