Inventory in Bladen County has been building, with active listings up more than 30 percent from a year ago and months of supply rising to about 6.2, well above the 4.4 months seen statewide in North Carolina. Even with more choices on the market, contract activity is mixed, as homes sold are slightly lower than last year while pending sales have fallen more sharply year over year.

Pricing is adjusting to these conditions, with the typical sale price down noticeably compared with a year ago even as the median list price has climbed by more than 30 percent. At the same time, the average sale-to-list ratio has edged down to just over 90 percent, and no recent sales have closed above asking, which signals that buyers often have room to negotiate.

Time on market and deal pace further underscore the shift toward buyers, with the median days on market jumping significantly from last year even though it dropped month to month to about two months.
