Inventory in Bladen County has expanded compared with last year, with active listings up more than 40 percent and months of supply soaring to about 7.8 months, well above North Carolina’s 4.6 months and consistent with a buyer’s market. At the same time, contract activity has picked up recently, as pending sales climbed around 60 percent from July even while new listings fell by roughly one‑third.
Pricing has been volatile, with the typical home value in August more than doubling year over year even as the median list price is up about two‑thirds from a year ago but dropped sharply from July. Despite this price strength, the average sale‑to‑list ratio sits just under 95 percent and only about one in five homes sold above asking, signaling that sellers are often negotiating.
Homes are taking longer to move, with the median days on market rising to roughly 102 days in August, up more than 50 percent from the prior month and nearly 30 percent over last year.
