Year-over-year, Duplin County home values have climbed sharply, with the typical home value up about 28 percent compared to last May. Listing prices have risen more modestly, increasing around 4 percent over the same period. Supply has expanded significantly, as active listings are up more than 50 percent year-over-year while months of supply has more than doubled to 3.7 months.

In the latest May snapshot, the median sale price sits at about $289,000, notably below the North Carolina median of roughly $379,000, which may appeal to budget-conscious buyers. Homes are taking much longer to sell than a year ago, with median days on market jumping to 71 days, and only about 6 percent of properties closing above list price.

Recent month-to-month movement shows some cooling on the seller side, with median list prices slipping roughly 5 percent from April even as homes sold rose nearly 30 percent and new listings dipped almost 10 percent. Pending sales eased slightly from the prior month, and the local market is classified as neutral, suggesting neither buyers nor sellers hold a strong advantage.
