January’s finalized data reported the typical value of a home in the county to be $325,000—up 3.17% over the previous 12 months. For comparison, state-level data pegged home values at $375,400 in North Carolina for the most recent reporting period. That number is expected to float around $371,850 in February.
Duplin County had 31 new listings and 33 listings that went under contract in January, increasing the area’s total available inventory to 119—up 6.25% from the previous month. Inventory is projected to have further increased in February.
Of those 119 active listings, 26.89% reduced their price in the month of January. The median listing price for homes in Duplin County grew 24.5% from December to January, bringing the current median listing price to $280,000. Based on projected data for February, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In January 2026, the median time for a listed property to go pending was 84 days, compared to 126 days in January 2025. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this February.
