Inventory in Wayne County has expanded noticeably, with active listings up nearly 28% year over year and totaling 659 homes in May. New listings also increased more than 17% from last year, while pending sales inched up just over 3%. With months of supply at 4.6, down from April but far above a year ago, buyers are seeing more options even as conditions still lean toward sellers.

Pricing is reacting in a more subdued way to this added supply. The typical home value is almost unchanged year over year, edging up less than 1%, while the median list price is up about 4.5% over the same period. Sellers are no longer getting as many aggressive bids, with only about 13.7% of homes selling above list and the average sale-to-list ratio just under 98%, slightly softer than last year.

Transactions show mixed momentum. Homes sold in May fell more than 12% from a year earlier even as closed sales jumped compared with April, and the 81-day median time on market is far longer than last year but has shortened sharply month over month. Compared with statewide figures, Wayne County offers lower typical home values than North Carolina as a whole and slightly higher inventory relative to sales, giving buyers more breathing room while still supporting a seller’s market.
