Conditions show a neutral market, with months of supply at 3.9, just slightly tighter than the North Carolina average of 4.3 months. Homes are taking longer to sell than a year ago, with a median of 49 days on market, yet nearly 30 percent are still going under contract within two weeks and about 15 percent are selling above list price. The average sale-to-list ratio is close to 98 percent, indicating sellers are generally achieving near their asking prices while buyers often have room to negotiate.
