Inventory in New Hanover County has expanded notably, with active listings up nearly 29 percent year over year to 2,069. Months of supply has climbed to 5, a sharp increase from a year ago and consistent with its current designation as a buyer’s market. Even with more choices on the market, contract activity is steady, as homes sold are essentially flat compared with last year while pending sales are only slightly lower.
Prices are adjusting to these changing conditions. The typical home value is down a bit year over year, while the median list price is still almost 8 percent higher than last year, showing sellers are testing higher asking prices even as buyers have more leverage.
Homes are also taking longer to sell, with median days on market rising to 61, up 27 percent from a year ago and well above some of the faster-moving months seen earlier this year. Only about 12 percent of properties are closing above list price and the average sale-to-list ratio sits just under 98 percent, indicating more room for negotiation than in hotter periods. Compared with North Carolina overall, New Hanover County has slightly more supply and higher prices, reinforcing its tilt toward buyers.
