Buyer activity in New Hanover County has cooled relative to new supply. February saw 1,276 homes on the market and 446 new listings, but only 389 went under contract. With 4.5 months of supply, conditions lean toward sellers but are not extremely tight.

Homes are taking longer to move, with the median days on market at 79, up sharply year over year and slightly month over month. At the same time, inventory is up nearly 19 percent compared with last year and about 7 percent from the prior month, giving shoppers more options even as contracts slow.

Pricing is adjusting to this shift. The typical home value is about $447,542, down 3.44 percent from a year ago, and the median list price of $499,000 has edged lower month over month, with projections suggesting a small further dip in March. Only about 11 percent of recent sales closed above list price, the average sale-to-list ratio sits just under 0.98, and roughly 19 percent of sellers have reduced their asking price. Compared with the North Carolina state typical value of $378,000, New Hanover County remains higher-priced even as values soften slightly and are projected to hover near $446,688 next month.
