Inventory in New Hanover County has expanded, with active listings up nearly 24% year over year to 2,142. New listings are also higher than a year ago, rising a little over 16%, even though they dipped from May to June. Homes going under contract held roughly steady year over year, with 481 pending sales and a modest month-to-month uptick.
Buyer activity at the closing table has picked up, as homes sold increased almost 14% from May and about 3% compared with last year, reaching 470 sales in June. With this stronger flow of transactions, the market is functioning as a neutral environment rather than strongly favoring either side.
Pricing is adjusting to the added supply, with the median list price down more than 6% from a year ago and about 9% from May, while the typical home value is slightly higher than last year at around $479,000. Homes are taking longer to sell, with the median days on market now at 60 and months of supply at 3.5, below the statewide 4.4 months but well above last year’s level locally. A smaller share of properties is selling above list price, and the average sale-to-list ratio has edged just under 98%, pointing to more room for negotiation.
