New Hanover County is seeing more homes coming to market, with active listings up over 20 percent from last year and totaling a little above 2,000 in April. Contract activity is solid, as pending sales rose about 10 percent year over year while closed sales dipped slightly. With months of supply around 4.1, conditions lean toward sellers but are not as tight as they were last spring and summer.

Prices are reacting to this mix of stronger inventory and steady demand. The typical home value in April was around $519,000, up nearly 17 percent from a year earlier, even though the median list price has been roughly flat year over year. Homes are still selling very close to asking, with the average sale-to-list ratio just under 100 percent and nearly one in five sales closing above list price.

Time on market has lengthened compared with last year, with the median days on market at about seven weeks, yet it has fallen sharply from March as spring buyers step up. Compared with North Carolina overall, New Hanover County has higher prices and slightly less supply, reflecting relatively strong local demand. Buyers face more options than last year but continue to compete for well-priced homes, while sellers see solid pricing power without the extreme imbalance of the past.
