Lee County is showing a steady flow of listings and closings. Active inventory in May reached 435 homes, up slightly from April but down a bit from last year, while 113 new listings came to market. Closed sales climbed more than 23% from the prior month to 95, even as pending contracts slipped sharply year over year.

Prices are adjusting as this activity moves through the pipeline. The typical home value was about $322,000 in May, edging up more than 2% from April but sitting a few percent lower than a year ago, and the median list price is nearly $361,000 with only modest annual growth. Homes are taking longer to sell than last year, with a median 53 days on market, yet that timeline improved compared with the previous month.

Supply conditions point to a slight seller’s edge, though not an overheated environment. Months of supply fell to 3.5 in May, tighter than North Carolina overall at 4.3 months, and only about 8% of recent sales closed above list price with an average sale-to-list ratio just over 98%.
