Inventory in Greenwood County has been inching up, with 273 homes for sale in February 2026 and a 4.2% month-over-month increase, yet levels are still 6.19% lower than a year ago. Contract activity has cooled, as pending sales are down 18.52% year over year and new listings have fallen 21.57%, signaling a slower flow of homes coming to and going under contract.
Pricing is adjusting to this softer demand, with the typical home value at $255,945, down 1.54% from last year and 3.78% from the prior month. By comparison, South Carolina overall shows a higher typical value of $376,100, highlighting Greenwood County’s lower price point even as local values edge down.
List prices, however, have pushed higher, with a median list price of $294,900 in February and a 6.29% month-over-month increase, while projections point to about $303,625 next month. Homes are taking much longer to sell at a median of 113 days on market, up 39.51% year over year, with 18.32% of sellers cutting prices and only 7.89% of sales closing above list, all within a seller’s market reading of 41 and 7.2 months of supply.
