The typical home value in Lancaster is projected to be $267,060 for the month of February. January’s finalized data reported the typical value of a home in the city to be $269,630—down 2.66% over the previous 12 months. For comparison, county-level data pegged home values at $465,800 in Lancaster County for the most recent reporting period. That number is expected to float around $480,960 in February.

Lancaster had 72 active listings in January, including 19 new listings. Overall, active listings were up 4.35% from the previous month.

Of those 72 active listings, 38.89% reduced their price in the month of January. The median listing price for homes in Lancaster fell 9.06% from December to January, bringing the current median listing price to $280,990. Based on projected data for February, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In January 2026, the median time for a listed property to go pending was 158 days, compared to 253 days in January 2025. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this February.
