Lancaster’s rolling three-month snapshot shows more homes for buyers to consider and steady movement toward contracts. Active listings are up sharply from a year ago, climbing about 28 percent to 150, while new listings have risen more than 14 percent. Even with more choices, pending sales are running more than 21 percent higher than a year earlier, signaling solid buyer interest.

Prices are holding relatively stable in this environment of rising inventory. The typical home value is just over $275,000, down slightly year over year, while the median list price has inched a bit higher compared with last year. Sellers are seeing an average sale-to-list ratio just above 98 percent, and about 15 percent of homes close above their asking price.

Homes are taking longer to sell than they did a year ago, with median days on market jumping to 62 and months of supply expanding to 8, both indicating buyers have more time and leverage to compare options. At the same time, roughly one in three listings still goes off the market within two weeks, reflecting that well-priced homes can move quickly.
