Inventory in Davidson County reached about 4,500 homes in March 2026, up roughly 11 percent from the prior month. New listings came in at 1,638, while buyers put 1,104 homes under contract. With months of supply at 5.4 and a market gauge of 41, conditions lean toward sellers but are not extreme.

Prices are adjusting as this balance shifts. The typical home value stands near $470,000, slightly above the Tennessee average of about $393,400, but it slipped about 1 percent from the previous month even as it rose just over 1 percent year over year. Sellers are seeing a median list price of $500,000, which ticked up about 1 percent month over month.

Homes are taking longer to sell, sitting a median of 98 days on the market, up more than 60 percent from a year earlier but down nearly 6 percent from last month, and about 23 percent of listings saw a price drop. Only about 11 percent of homes sold above list price, and the average sale-to-list ratio is just under 97 percent, while projections for April show typical values edging to $467,500 with list prices around $502,500 and inventory rising toward 4,728.
