Year-over-year, Utah County’s home values have inched higher while listing prices have softened slightly, hinting at more realistic seller expectations. Typical home value is up about 6 percent from last year, yet the median list price is down a bit over 1 percent and active listings have grown, signaling more options for buyers.
In the latest September snapshot, buyers are seeing about 4.6 months of supply, almost double last year’s level and just under the statewide figure, which reinforces Utah County’s buyer’s market label. Homes are taking longer to sell, with median days on market up to 53 and only about 17 percent of sales closing above list price, even as the average sale-to-list ratio hovers just under full asking.
Sales activity has cooled compared with last year, as homes sold dropped nearly 14 percent and pending sales are down more than 20 percent, while new listings are also trending lower.
