Year-over-year, Utah County’s typical home value is up noticeably, rising about 6.5 percent to roughly $548,000 in July 2026, outpacing the statewide gain of just over 1 percent. At the same time, median list prices are only slightly higher than a year ago and the share of homes selling above list is roughly flat, suggesting prices are climbing but bidding wars are more restrained.

In the latest monthly snapshot, inventory is gradually building while demand has cooled. Active listings are up a bit from last year and months of supply has climbed to about 4 months, and homes are taking much longer to sell with median days on market more than doubling year-over-year to 48 days.

Meanwhile, activity is softer, as homes sold and pending sales are both running below last year with pending deals down by double digits.
