Inventory in Wasatch County has been building, with about 955 active listings in July and an increase of more than 5 percent from the prior month. New listings, however, declined month over month and year over year, suggesting fewer fresh options coming online even as overall supply grows. Pending sales jumped more than 30 percent from June, indicating that more buyers are moving forward despite the larger pool of homes.
Pricing is adjusting to this changing balance between supply and demand. The typical home value slipped compared with both last month and last year, while the median list price edged slightly lower from June and was roughly flat year over year.
