Inventory in Wasatch County has expanded, with about 862 active listings in May and a jump of roughly 16% from the prior month. New listings also surged more than a third month over month, signaling more options coming to market even as local conditions are classified as a buyer's market. Homes are taking a median of 77 days to sell, far longer than a year ago, which further tilts leverage toward buyers.
Contract activity shows a mixed picture. Pending sales rose about 11% from April, yet closed sales fell more than 13% month over month and are down sharply compared with last year, indicating some hesitancy in moving from contract to closing.
Pricing is adjusting to this looser environment. The typical home value is just over $1.02 million, slightly lower than a year ago and down more than 20% from April, while the median list price is roughly flat year over year. Months of supply has more than tripled compared with last year to about 9.5 months, far above Utah’s statewide 4.7 months, and only about 13% of homes sold above list with an average sale-to-list ratio just over 97%.
