Inventory in Wasatch County has been building, with about 955 active listings in July and an increase of more than 5 percent from the prior month. New listings, however, declined month over month and year over year, suggesting fewer fresh options coming online even as overall supply grows. Pending sales jumped more than 30 percent from June, indicating that more buyers are moving forward despite the larger pool of homes.

Pricing is adjusting to this changing balance between supply and demand. The typical home value slipped compared with both last month and last year, while the median list price edged slightly lower from June and was roughly flat year over year. Homes are still spending a median of around six weeks on the market, and that timeline has shortened sharply since early in the year as buyers focus on well‑priced properties.

With months of supply near 7.8, Wasatch County is firmly in buyer’s market territory, well above Utah’s statewide level of 4.9 months. A smaller share of homes, about 13 percent, is selling above list price, and the average sale‑to‑list ratio sits just under 100 percent, showing that negotiation room often exists.
