Wasatch County is currently tilted toward buyers, with 574 homes on the market and 11.7 months of supply. New listings reached 111 in February 2026, while 90 homes went under contract, showing a slower contract flow than a year ago. Compared with last year, inventory is down 3.2 percent and pending sales have fallen 38.36 percent, highlighting a cooler pace.

Prices are moving differently than sales activity. The typical home value climbed to about $1,575,000, up 17.1 percent year over year and 17.76 percent month over month, while the median list price reached $1,585,000, rising 22.02 percent from the prior month. Homes are taking time to sell at a median of 106 days on market, though that is 25.35 percent faster than the previous month and only slightly higher than a year ago.

Some sellers are adjusting to conditions, with about 16.9 percent of listings showing price drops, and homes selling for roughly 98 percent of list price on average. Only 18.37 percent of recent sales closed above list price, underscoring the leverage buyers have in this buyer’s market. Looking ahead to March 2026, projections point to a typical home value of about $1,693,750 and a median list price near $1,728,000, while inventory is expected to edge down to 557 homes.
