Year-over-year, the rolling three-month view around the University of Virginia shows softer prices but more activity. Typical home values are down sharply from a year ago, with the median sale price lower by over 30 percent. At the same time, active listings are up more than 150 percent and homes sold have increased by about 70 percent, signaling more choices and higher turnover than last year.

Looking at the latest rolling period ending in June 2026, prices and listing trends reflect this shift. The typical home value is about $430,000, while the median list price is slightly lower, suggesting sellers are pricing close to recent sales. New listings have climbed dramatically compared with a year ago, more than tripling, which has helped push months of supply up to 3.2 and move conditions away from the ultra-tight inventory seen in prior years.

Pace has slowed significantly, with median days on market jumping to 53 days in this rolling window, far higher than a year earlier and well above the near-instant sales seen in mid-2023. Even with this slowdown, roughly 40 percent of homes still go off the market within two weeks, and the average sale-to-list ratio sits just under 99 percent, indicating buyers and sellers are finding common ground on price.
