Year over year, Buckingham County’s typical home value in April 2026 is up modestly, rising about 6 percent to roughly $334,000, while the statewide median sits higher at around $439,000. At the same time, active listings have climbed nearly 27 percent from a year ago, giving buyers more options than they had last spring.

From a supply standpoint, months of inventory has expanded sharply to about 4.2 months, well above Virginia’s 2.6 months, which tilts local conditions toward a buyer’s market. Even with more supply, about 30 percent of recent sales still closed above list price and the average sale-to-list ratio is just under 99 percent, indicating that well-priced homes can still attract strong offers.

Looking at the most recent month-to-month shifts, April’s typical sale price jumped more than 30 percent from March, while new listings surged nearly 29 percent and pending sales dropped sharply.
