Reston’s rolling three-month data through September 2026 shows inventory has expanded noticeably while sales activity has cooled. Active listings are up about 14 percent year over year, yet homes sold are down roughly 14 percent and pending sales are down about 18 percent. With months of supply rising sharply from around 1.3 a year ago to 3.3 now, buyers have more options even though conditions still favor sellers.
Pricing has been firm despite the slower pace. The typical home value over the past three months is up just over 5 percent from a year earlier, while the median list price is slightly lower than last year, suggesting sellers are pricing more carefully to meet the market. At the same time, the average sale-to-list ratio is holding just under 100 percent and the share of homes selling above list, at about 29 percent, is similar to last year but well below the frenzied levels seen in 2023 and early 2024.
Homes are taking longer to sell than a year ago, with the median days on market rising from 25 to 36 days in this rolling period. Fewer properties are disappearing quickly, as around 44 percent go off the market within two weeks, down from the heightened pace of recent years.
