Inventory in Richmond County tightened in August, even as conditions leaned toward buyers. Active listings dropped sharply from July and are down by about a third compared with last year, while new listings fell by nearly half year over year. At the same time, months of supply surged to roughly triple last month and is far higher than a year ago, signaling slower turnover despite the smaller pool of homes.
Buyer activity cooled alongside this inventory shift. Homes sold and pending sales both declined steeply from July and are down more than a third and over 60 percent year over year, respectively, pointing to fewer deals making it to the closing table. Homes are still moving faster than before, though, with typical days on market down significantly from last month and from a year ago, suggesting that well-priced properties can still attract attention.
Prices have climbed even as sales volume has eased. The typical home value is up more than 25 percent from a year ago and the median list price has risen double-digits year over year, though on average final sale prices are hovering right around list and few homes are closing above asking.
