Inventory in Richmond County has tightened over the past year, with active listings down about 30 percent to 29 homes. New listings have also fallen sharply, dropping more than 57 percent from a year ago, which limits options for buyers. Even with fewer homes for sale, the market is classified as neutral, supported by 4.4 months of supply, higher than the 2.6 months seen across Virginia overall.

Contract activity shows a mixed picture. Homes sold are down more than 50 percent year over year, yet April closings increased compared with the prior month, and pending sales still outnumber closed sales.

Pricing has been adjusting to these conditions. The typical home value is slightly lower than a year ago, even after a strong month-over-month jump, and the median list price has fallen more than 26 percent year over year, suggesting sellers are pricing more conservatively to attract offers. Homes are taking much longer to sell than they did last spring, with median days on market up dramatically to 40 days, though that is a steep improvement from the triple-digit times seen just a month earlier. Most sellers are closing near their asking price, with an average sale-to-list ratio just under 99 percent and about one in five homes selling above list.
