November’s finalized data reported the typical value of a home in the city to be $270,900—down 4.95% over the previous 12 months. For comparison, county-level data pegged home values at $320,000 in Berkeley County for the most recent reporting period. That number is expected to float around $316,500 in December.

Falling Waters had 4 new listings and 4 listings that went under contract in November, decreasing the area’s total available inventory to 11—down 31.25% from the previous month. Inventory is projected to have further decreased in December.

Of those 11 active listings, 9.09% reduced their price in the month of November. The median listing price for homes in Falling Waters fell 5.54% from October to November, bringing the current median listing price to $254,950. Based on projected data for December, listing prices may continue to fall.
