I am so thankful that I had Sandra Nichols as my Realtor. She was amazing! I appreciated her knowledge of the area and the market. It really helped to sell my home quickly and for much more than I expected. She went above and beyond in her service to me and was always available when I needed her (and even when I didn't). From the first meeting with Sandra, we were impressed with her knowledge of the area and market. She listened carefully to our concerns enough to understand them and remove our worries. That allowed us to submit to her expertise and everything worked out perfect.

How we met: Sandra Nichols assisted my wife and I when we were searching for a rental property in the Hays and Comal county area 5-years ago. She worked very hard for us as we had less than good credit at the time. This required us to look at rentals scattered around the area but Sandra never faltered nor ever seemed to be frustrated at all the travel or when we were rejected from a property - she just kept searching. Sandra did such a great job for us then, it was a no brainer to have her assist in finding us a home to buy. Present day 2022: Sandra Nichols is an amazing agent! She went above and beyond as we searched for homes all over Central Texas. Many of the homes were outside Sandra's MSA but she stuck with us even though there was the possibility of having to split a commission. She provided knowledgeable feedback, guidance materials, answered all our questions with patients and never made us feel that we were asking "dumb" questions. She went to every showing and appointment (appraisals, inspections, and closing). We were never alone as she communicated with the mortgage company, provided options for lenders, home owner's insurance, home warranty companies, etc. We had an advocate through every step of the process. Words can't really express how we feel about Sandra Nichols and her relentless drive to provide excellent customer service. If you are looking for an agent to assist you in finding your next home (to rent or buy), we would would HIGHLY recommend Sandra Nichols as you will NOT find another who listens to your wants and needs, then helps you find it; regardless, of the obstacles which may befall you during the home search journey!

Sandra has helped us twice now and both times she was able to suggest a list price that moved our home quickly. She’s also able to produce very accurate projections when it comes to numbers and she very high expectations when it comes to making the most of a property. She is extremely detailed and asks questions when needed. Nothing gets by her in a deal, she does research and understand transactions from start to finish.

We couldn’t ever ask anything more of Sandra. We aren’t always easy to work with but she always stays calm and patient and keeps her vision on the long term outcome.

Sandra is patient and very passionate about her job. I’m thankful on how she helped us through this entire process. Definitely recommend Sandra to anyone interested in selling their home/property.

We were new to the area and Sandra Nichols was kind enough to drive us around and show us several areas that were close to work. She also pointed out some landmarks, showed us various communities and provided us with general knowledge about the area. It was very helpful to us!

Sandra listened closely to our needs and sent us listings related to those needs. When we wanted to see the home, she very quickly set that up for us. When writing up an offer, she had the challenge of sending the contracts to one of us that lived out of town and making sure we were aware that the contract was waiting to be signed.

Sandra listened carefully to what my wife and I wanted in a property. She answered all our questions and guided us through the process of buying rural property, a new experience for us. She took time to investigate every property we considered a possibility for purchase and gave us pertinent details that helped us make our decision. We worked with Sandra for several weeks as we sought a property that would fit our criteria; during these weeks Sandra promptly responded to all of our questions. As busy as the real estate market is around Austin / San Antonio, Sandra made us feel as if we were her only clients. We're impressed with the breadth and depth of Sandra's knowledge about real estate, including such things as resources for keeping a property's ag exemption, etc. She walked us through our closing, and was proactive with the title company to keep the closing on track when little delays happened for some reason. We are recommending Sandra to all our friends and relatives who live in the Austin / San Antonio for when they may want to sell their homes, or by a new one.

We have a condominium in Austin and when we are ready to sell it Sandra will be the real estate agent we hire to handle its sale.

Sandra is as hard a worker as you'll find and she puts her heart into making your deal happen.
