Looking ahead to March 2026, projections show the typical home value around $516,875 and the median list price near $526,000, with inventory expected to edge up to 1,603 homes.
Time on market is shortening quickly month over month, dropping 27.78% to a median of 39 days, yet homes still sit longer than a year ago, up 62.5% year over year. Around 35% of recent sales closed above list price, and the average sale-to-list ratio is just under full price at 0.9985, even as about 26% of listings take a price cut.
