Fieldbrook’s rolling three-month snapshot shows a small but active market with shifting inventory. Active listings are up more than 50% year over year, reaching six homes for sale. New listings have surged even more sharply over the past year, more than doubling during this period.

Pricing is reacting to this looser supply with notable adjustments from a year ago. The typical home value over the rolling three months is down more than 40% year over year, and the median list price has fallen by over a quarter compared with last year, even after a recent month-to-month bump. Sellers are also seeing buyers negotiate more, with the average sale-to-list ratio sliding about 11% from a year earlier.

Activity levels have cooled in terms of closed sales, with only one home sold in the latest rolling period and homes sold dropping by roughly two-thirds year over year. Homes are taking longer to go under contract, as the median days on market has climbed to 19 days, up sharply from last year, and months of supply has expanded to 15.8, aligning with Fieldbrook’s classification as a buyer’s market. No homes in the latest period sold above list price, compared with past years when a share of properties did.
