Year-over-year, Humboldt Hill’s rolling three-month data shows home values trending higher while activity has cooled. The typical home value is up sharply from a year ago, rising about 17 percent to roughly $503,000, even as the number of homes sold has dropped by more than half over the same period.

Looking at the latest rolling three-month view ending in June 2026, inventory has expanded and the market has shifted toward slower absorption. Active listings are up more than 24 percent year over year, pushing months of supply from very tight levels last summer to about 7.5 months now, while the median list price is up around 10 percent.

Buyer and seller behavior has also adjusted as conditions changed. Homes are taking longer to sell than a year ago, with median days on market now at 17 days, and only about 13 percent of sales closing above list price as the average sale-to-list ratio hovers near 97 percent.
