The typical home value in Joshua Tree is projected to be $489,380 for the month of June. May’s finalized data reported the typical value of a home in the city to be $461,250—up 31.79% over the previous 12 months. For comparison, county-level data pegged home values at $541,040 in San Bernardino County for the most recent reporting period. That number is expected to float around $536,560 in June.

Joshua Tree had 27 new listings and 22 listings that went under contract in May, decreasing the area’s total available inventory to 105—down 1.87% from the previous month. Inventory is projected to have further decreased in June.

Of those 105 active listings, 35.24% reduced their price in the month of May. The median listing price for homes in Joshua Tree fell 16.85% from April to May, bringing the current median listing price to $414,900. Based on projected data for June, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In May 2025, the median time for a listed property to go pending was 75 days, compared to 11 days in May 2024. However, in recent months the median number of days from listed to pending appears to be falling. That trend is predicted to have carried through to this June.
