December’s finalized data reported the typical value of a home in the neighborhood to be $1,892,500—up 5.14% over the previous 12 months. For comparison, city-level data pegged home values at $1,260,000 in Laguna Niguel for the most recent reporting period. That number is expected to float around $1,253,750 in January.

Marina Hills had 7 new listings and 15 listings that went under contract in December, decreasing the area’s total available inventory to 8—down 42.86% from the previous month. Inventory is projected to have further decreased in January.

The median listing price for homes in Marina Hills fell 29.64% from November to December, bringing the current median listing price to $1,099,000. Based on projected data for January, listing prices may continue to fall.
