Poway is seeing relatively lean supply with 54 homes on the market and about 2.6 months of inventory, signaling conditions that lean toward sellers. There were 35 new listings in February 2026 and 30 homes went under contract, showing active buyer interest despite lower year-over-year listing activity. Compared with last year, new listings are down 31.37 percent and pending sales are down 14.29 percent, which helps explain the tighter feel of the market.
Pricing is adjusting to these dynamics, with the typical home value at about $1,284,500, noticeably above the San Diego County average of $899,000 even after a 17.13 percent decline from last year. Month over month, though, values are up 11.7 percent and the median list price jumped 14.41 percent to roughly $1,350,000, suggesting sellers are testing higher price points as demand meets limited inventory.
Homes are also moving more quickly, with the median days on market dropping to 20, down more than half since last month and nearly 26 percent lower than a year ago. About 25.93 percent of listings saw a price cut, yet one third of recent sales still closed above the asking price and the average sale-to-list ratio is just under 1.0, reinforcing Poway’s seller’s market gauge of 18.
