Poway is seeing slower movement through the pipeline in this rolling three-month view. Homes sold are down nearly 9 percent year over year, and pending sales have fallen by about a third. New listings have also dropped more than 26 percent from a year ago, leaving buyers with fewer fresh options even as overall active inventory is roughly 30 percent lower than last September.

At the same time, the share of homes selling above list has risen roughly 10 percent year over year, indicating selective bidding strength on well-priced properties.
