Year-over-year, Hayes Valley prices have been relatively steady on a rolling three-month basis, with the typical home value up only slightly compared with last September. Activity has shifted more noticeably, as homes sold are down more than 20 percent while new listings have climbed nearly 40 percent. At the same time, the share of properties selling above list price has risen sharply, signaling focused demand for well-priced homes.
Looking at the latest rolling three-month view through September 2026, the typical home value sits around $1.41 million, while the median list price is slightly lower at about $1.34 million. Homes are spending a median of just 14 days on the market, a much faster pace than a year ago, and roughly 50 percent are going under contract within two weeks.
Supply conditions have loosened in Hayes Valley, with months of supply roughly doubling over the past year to about five months, even as active listings are up only modestly. Demand signals remain strong, as pending sales are up more than 50 percent year over year and the average sale-to-list ratio has climbed to about 107.5 percent.
