Year-over-year, Southeast San Francisco home values have pushed higher, with the typical home value up about 9 percent on a rolling three-month basis. Median list prices climbed at a similar pace, rising nearly 9 percent from a year ago. At the same time, the share of homes selling above list jumped sharply, up more than 20 percentage points compared with last year.
Looking at the latest rolling three-month snapshot through September 2026, conditions lean toward sellers but show some cooling at the margins. Months of supply sits at 2.4, slightly below the broader San Francisco average of 2.1, and the median home is going under contract in about 20 days, down from 32 days a year earlier. Roughly 76 percent of sales are closing above asking price, and the average sale-to-list ratio is a strong 115 percent, underscoring how often buyers bid above list.
Supply and demand are both shifting in nuanced ways. Active listings are down about 11 percent year over year, yet new listings increased almost 9 percent, giving buyers a bit more fresh inventory even as overall stock thins. Homes sold dipped slightly compared with last year, while pending sales fell more noticeably, hinting that some buyers may be pausing or taking longer to act.
