Inventory in Heritage looks lean in this rolling three-month view, with only 11 active listings and just 1.2 months of supply, even after supply rose more than 80 percent year over year. Contract activity has been steady, as homes sold ticked up slightly from a year ago while pending sales dipped, suggesting some buyers are pausing even as others move forward.
Pricing is clearly reacting to this shift in demand, with the typical home value down nearly 15 percent year over year and the median list price off about 9 percent. Sellers are also conceding more at the negotiating table, as the average sale-to-list ratio has slipped to around 98 percent and the share of homes selling above list has fallen by about half compared with last year.
Homes are taking longer to go under contract, with median days on market stretching to roughly 39 days, up more than 30 percent year over year and significantly slower than earlier periods where single-digit days were common.
