Santa Clara County is seeing more homes on the market, with active listings up nearly 8% from last year and just over 2% from last month. Even with this added supply, homes are still moving, as about 1,200 properties sold in May, a double‑digit increase in closed sales year over year. Pending sales have eased nearly 5% from a year ago, hinting that some buyers may be taking a bit longer to commit.

Home values are adjusting after recent peaks. The typical home value is down almost 5% from last year and just over 3% from last month, while the median list price has slipped slightly year over year. Buyers are gaining a bit more negotiating room as the share of homes selling above list has flattened compared with last year and dipped month over month.

Days on market have stretched notably, with the median now 15 days, more than double where it was a year ago, yet conditions still favor sellers with only about two months of supply compared with 3.2 months statewide. Despite softer pricing, sellers continue to receive strong offers, with the average sale closing at about 103% of list price, higher than the California median sale price overall.
