Seven Trees is seeing tight inventory and steady contract activity in the latest rolling three-month view through September 2026. Active listings are holding at 15, yet homes sold have surged about 145 percent from a year ago, and pending sales are up roughly 102 percent. With new listings only slightly higher year over year, more buyers are chasing a similar number of homes.
Pricing has moved up sharply as demand outpaces supply. The typical home value has climbed about 27 percent from a year earlier, while the median list price is up roughly 15 percent and the average sale-to-list ratio sits above 106 percent. Nearly half of recent sales closed above the asking price, even though that share is down from the previous three months.
Homes are also moving much faster, with the median days on market dropping to just 14, down from about 41 days a year ago. Months of supply has fallen dramatically to 0.8, far below the broader San Jose level of 2.3 months, and confirms Seven Trees is firmly in a seller’s market.
