Rutland currently leans toward sellers, with a market gauge reading in seller’s territory despite signs of easing. Months of supply has climbed to about four and a half, up sharply from a year ago, which gives buyers a bit more room to compare options. At the same time, the average sale-to-list ratio still hovers just above 100 percent, indicating that well-priced homes can command full price or slightly more.

Looking at this rolling three-month view, prices are up compared with last year even as some heat has come out of the market. Homes are taking longer to sell than a year ago, with median days on market now in the low 40s, a big jump from the very fast pace seen previously. Even so, nearly 60 percent of homes still go off the market within two weeks, showing that desirable properties move quickly when priced correctly.
