Inventory in NoDa has expanded in this rolling three-month view, with active listings up more than 30 percent year over year and months of supply rising to 9. New listings have also climbed by roughly 29 percent from a year ago, giving buyers more options than they had previously. Even with more homes on the market, pending sales are up about 10 percent year over year, showing that demand is still present.

Pricing has stayed relatively firm despite the inventory buildup. The typical home value is up a little over 6 percent compared with the same period last year, keeping NoDa above the broader Charlotte median sale price. At the same time, the share of homes selling above list has fallen sharply from the high levels seen in 2023, landing around 14 percent in the latest period.

Homes are taking much longer to sell than they did a year ago, with the median days on market jumping to about 70 in this rolling three-month snapshot, compared with much shorter timelines in prior years. NoDa’s 9 months of supply also stands well above Charlotte’s roughly 4.1 months, signaling more negotiating room for buyers even as the area is still labeled a seller’s market.
