Inventory in NoDa has expanded notably in this rolling three-month view, with active listings up sharply from a year ago and sitting at 114 homes. At the same time, new listings have declined year over year, so more homes are staying on the market rather than constantly being replaced. Pending sales are only slightly lower than last year, and closed sales are up, indicating that buyers are still active even as the pace of new supply slows.
Pricing has stayed relatively firm despite these shifts. The typical home value has risen a few percent year over year to about $510,000, and the average sale-to-list price ratio is holding just under full asking at roughly 99 percent, while only about one in ten homes are closing above list price.
