Active listings have inched up compared with last year, and pending sales have jumped nearly 17 percent, showing buyers are still writing offers. Homes are also taking much longer to sell than a year ago, with median days on market increasing sharply.

In the latest monthly snapshot for May 2026, the typical home value sits around $399,000 and the median list price is about $425,000. Inventory stands at 742 active listings, with roughly 3.9 months of supply, which lines up with a neutral market where neither side has a clear advantage.

Recent activity shows 149 homes sold in May and 188 new listings coming on the market, while the share selling above list price is just under 15 percent and the average sale-to-list ratio is about 97 percent. Homes are spending a median of 72 days on the market, though more than a third go under contract within two weeks, making conditions very different from one listing to the next. Compared with North Carolina overall, Lincoln County’s typical sale price sits somewhat higher, and local inventory is slightly tighter than the state’s 4.3 months of supply.
