Inventory in Westport has been expanding in this rolling three-month view, with active listings up more than 50% from the prior three months even as they sit below last year’s level. Homes sold and new listings have both declined year over year, indicating slower overall turnover despite the recent bump in activity. Pending sales are also down compared with a year ago, which points to more homes circulating on the market before finding a buyer.

Prices have been adjusting to these changing conditions. The typical home value is up about 15% from a year ago, yet the median list price is down more than 13% year over year, suggesting sellers are pricing more cautiously as they respond to buyer expectations.
