Year over year, typical home values in Mecklenburg County have slipped about 4.1 percent to roughly $440,000, even though they are still higher than the North Carolina average of about $378,000. Inventory has barely changed from last year, down just 0.1 percent, while new listings have fallen more sharply by about 22.5 percent. Homes are also taking much longer to sell than a year ago, with median days on market up about 70.6 percent.
Conditions in February 2026 show a market with more choices and slower movement. Buyers saw about 4,169 homes on the market, a 6.3 percent increase from the prior month, and a typical home value that inched up 1.6 percent month over month. The median list price reached about $465,000, while homes spent a median of 87 days on the market, which was more than 7 percent longer than the previous month.
Pricing trends suggest some flexibility for shoppers, with roughly 22.7 percent of listings seeing price drops and about 18.7 percent of homes selling above list, supported by an average sale-to-list ratio just under 0.98. Months of supply stands near 4.2, indicating a balance that gives both sides room to negotiate. Looking ahead to March 2026, typical values are projected around $443,500, median list prices near $477,500, and inventory close to 4,293 homes, pointing to slightly higher prices and more options.
