North Raleigh’s rolling three-month data shows home values essentially flat compared to a year ago, with the typical home value edging up less than 1%. Inventory has loosened, as months of supply is up nearly 39% year over year to 3.5 months, matching the broader Raleigh market. At the same time, the share of homes selling above list price has eased compared with the highs seen in 2023.

In the latest rolling period ending May 2026, typical home values are around $495,000, with a similar median list price. Listings have grown to about 715 homes on the market, only slightly higher than a year ago but sharply above early-spring levels.

Homes are taking a median of 28 days to sell in this rolling three-month view, close to last year but notably faster than just a few months earlier. About half of listings still go off the market within two weeks, yet only about one in four sales close above asking, down from the peak frenzy of prior years. New listings and homes sold are both close to their year-ago pace, suggesting steady but not overheated activity.
