Inventory in Sampson County has expanded, with active listings up more than a quarter from last year and totaling 191 homes in April. Months of supply has climbed to 6.6, well above the 4.4 months seen across North Carolina, signaling conditions that lean toward a neutral or slightly buyer-favorable market. Contract activity is mixed, as pending sales are down modestly year over year even though there was a strong month-to-month jump in April.

Pricing is adjusting to this looser environment. The typical home value is down sharply compared with a year ago, falling nearly 18 percent. At the same time, sellers are still asking more than last year, with the median list price up around 11 percent year over year, and homes are closing at roughly 97.7 percent of list price.

Marketing times have lengthened dramatically, with the median days on market reaching 104 days in April, far higher than a year earlier and up from just over a month last summer. Very few properties are achieving above-list outcomes now, and none sold above asking in April, a notable shift from late 2025 when a meaningful share did. These trends suggest buyers have more room to negotiate while sellers need to be strategic about pricing and timing.
