February’s finalized data reported the typical value of a home in the city to be $1,275,000—down 0.97% over the previous 12 months. For comparison, county-level data pegged home values at $457,000 in Pender County for the most recent reporting period. That number is expected to float around $469,760 in March.
Topsail Beach had 6 new listings and 3 listings that went under contract in February, increasing the area’s total available inventory to 19—up 18.75% from the previous month. Inventory is projected to have further increased in March.
Of those 19 active listings, 21.05% reduced their price in the month of February. The median listing price for homes in Topsail Beach fell 8.57% from January to February, bringing the current median listing price to $1,120,000. Based on projected data for March, listing prices may continue to fall.
